Your rental property is a very valuable asset. Our licensed real estate staff is fully committed to providing you the best personalized service. Our goal is to maximize your return on your investment.
Your property will be advertised on multiple websites including our own website with property descriptions and digital photos. We also advertise in several newspapers such as the Tallahassee Democrat, FSView, and the Famuan. We have several leasing agents that are dedicated to showing your property as often as possible.
Once we have an applicant for your rental, we will perform a detailed background check which includes: eviction history, current employment, source of income, and landlord history.
All of our fees are “performance based.” If we do not lease your property, then you do not pay our leasing fee. If we do not collect any rent, then you do not pay the management fee. Once we have found a qualified tenant for your investment property we will provide you with monthly statements showing your income and expenses along with the rents we have received.
Your property manager will also coordinate all maintenance issues that may arise, but you will not be bothered with late night or weekend emergencies. We will handle those calls for you. We maintain relationships with many sub-contractors that provide us with priority handling and often charge us at discounted rates due to the amount of business we give them. This enables us to get repair work done quickly from sub-contractors that will stand behind their work. All of our sub-contractors carry their own insurance and are licensed by the State of Florida.
